What the coating guarantee covers
A guarantee is only worth what it covers, so here it is in plain terms. Cover extends to the things that are genuinely ours to answer for:
- Coating adhesion failure
- Premature weathering beyond normal expectations for the specified system
- Water penetration through the coating system
- Delamination or peeling
- Defects in materials or in our application workmanship
What no honest contractor will cover is a building that was never suitable in the first place. If the substrate is failing, the deck is wet or the sheets are past saving, a coating is the wrong answer, and we will say so at survey stage rather than sell you a guarantee that could never pay out.
Why the survey decides the term
The length of your coating guarantee is decided by the building, not by the sales pitch. A sound profiled roof with sixty per cent of its life left is a very different proposition to one with corrosion through the sheet laps and moisture sitting in the insulation. Our surveyor gets onto the roof, photographs the condition, records the readings that matter and writes the specification around what is actually there. Only then is a term put in writing.
Where a building will not support the full term, we tell you the shorter one at survey. A ten year guarantee you can rely on is worth considerably more than a twenty year one that quietly excludes half your roof.
How the paperwork protects you
Preparation specified, film thickness measured, stages photographed, sign-off recorded. That record is what turns an application into a guaranteed system, and it is the same record that settles matters quickly if you ever need to call on it. Every stage is photographed as we go, which is why our case studies show the condition we started with rather than only the finished elevation.
Making a claim
If something goes wrong within the guarantee period, contact us with the building address and your original specification reference. We inspect it. Where the fault sits with the coating or with our workmanship, it is put right. We would rather return to a building once than argue about it. Common questions about our coating guarantee
Is the coating guarantee transferable if I sell the building?
Tell us at survey stage that the building may change hands and we will confirm in writing what the specified system allows, before you commit to anything.
Does it cover the whole roof or only the coated area?
It covers the system we applied, over the area set out in the survey. Anything outside that scope, such as rooflights we were asked not to touch, for instance, sit outside the guarantee, and that is written down at the start rather than produced afterwards.
What voids a coating guarantee?
Typically: alterations by others, mechanical damage, new penetrations cut through the coating without reinstatement, and neglect of the maintenance set out in the specification. None of it is unusual, and all of it is stated in writing before work begins.
Do I need to maintain the coating for the guarantee to stand?
Yes. Most systems require periodic inspection and gutter clearance, which is ordinary building maintenance rather than a hidden obligation. The requirement is stated in your specification at the outset.
How long does a coating guarantee last on an asbestos roof?
Encapsulation is assessed exactly like any other roof: condition first, term second. The survey establishes whether the sheets will carry the system for the full period, and the answer goes in writing before you decide anything.

Coating or replacement: when each approach is appropriate
A coating can extend the serviceable life of a sound roof or building envelope without the disruption involved in full replacement. It is often appropriate where the existing substrate remains stable, defects are localised and the waterproofing detail can be prepared and treated effectively. Applied correctly, coatings can also provide a continuous finish around laps, seams, penetrations and other vulnerable areas.
Replacement wins when the underlying construction has reached the end of its useful life. We would not recommend coating over widespread corrosion, extensive delamination, persistent trapped moisture, rotten decking, failed insulation or structural movement. A coating guarantee cannot compensate for an unsound substrate.
There are also cases where opening up the roof is necessary to correct falls, drainage, thermal performance or concealed defects. In those circumstances, replacement or substantial remedial work is the more dependable course. Our survey is intended to establish that distinction before a coating specification is proposed.
Preparation and detailing behind the coating guarantee
The finished surface is only the visible part of the work. The reliability of protective and waterproof coatings depends heavily on preparation, adhesion and the treatment of details that interrupt the main area.
Substrate preparation
We assess contamination, corrosion, loose material, previous finishes and residual moisture before application. Cleaning and preparation must create a sound, compatible surface; simply covering defects risks transferring the same weakness into the new coating system.
Waterproofing details
Joints, laps, seams, upstands, outlets, fixings and penetrations require particular attention. We repair or reinforce these areas as specified before applying the main coating. Ponding water, blocked drainage and poorly formed interfaces must also be addressed where they could undermine long-term waterproofing performance.
