Sector route
The right coating route depends on how the building is used
Industrial building coatings give factory, warehouse and distribution operators a way to restore weatherproofing and appearance across large roof and cladding areas without the cost and downtime of a full strip-and-replace, and every job we quote starts with a free site survey.
- Extend Building Lifespan A new coating protects the building fabric from corrosion, weathering and water ingress, which prevents deterioration and costly structural repairs.
- Enhance Professional Image Refurbishing the exterior improves your property's appearance, presenting a well-maintained and professional image to clients, visitors and staff.
- Cost-Effective Alternative Coating is a cost-effective solution that restores and protects your building for many years, avoiding the significant expense and disruption of replacement.

Key considerations for this sector

On site
Coatings matched to how the building is used
We survey the building first, then specify the right system for its exposure, access and use, rather than forcing one generic coating onto every job.
Where coating is not the responsible answer, we say so and point towards repair or replacement.

Industrial units take a hard beating from UK weather. Profiled metal roofs, single-skin and composite cladding, and large rendered or brick elevations all degrade over time, and on a building covering thousands of square metres even small problems spread quickly. We are an exterior coatings contractor working on commercial, industrial and agricultural buildings, and our focus is protecting the existing structure rather than selling you a replacement you may not need.
Because we survey before we recommend anything, we can tell you honestly whether a coating system is the right answer for your building or whether localised repair, or in some cases replacement, would serve you better. The aim is a sound, weather-tight roof or wall, not the most expensive option.
- Roof coatings for profiled metal, asbestos cement and other industrial roof types
- Wall and cladding coatings to refresh and protect large elevations
- On-site cladding spraying for an even, factory-style finish
- Cut-edge corrosion treatment on exposed sheet edges and laps
- Render repairs, brickwork repairs and gutter lining where needed
Types of Industrial Buildings and Sectors We Work On
We coat and refurbish the kinds of large structures that keep UK operations running, from single warehouse units to multi-building sites. The right specification depends on the substrate, its condition and how the building is used, which is why we assess each one individually rather than applying a one-size approach.
- Warehouses and distribution and logistics centres
- Factories, manufacturing plants and production units
- Agricultural barns, sheds and storage buildings
- Retail and trade units, depots and commercial premises
- Older buildings with asbestos cement roofs needing encapsulation
Whether your priority is stopping leaks, halting corrosion, meeting a landlord or insurer requirement, or simply improving how a tired building looks to customers and staff, the survey establishes what is achievable and what it will involve.
Our Industrial Coating and Spraying Services
Most industrial coating failures we see come down to two things: water getting in through tired roof sheets and laps, and corrosion eating away at the cut edges of metal cladding. Our services target both, using coating systems matched to the substrate so the finish bonds properly and lasts.
For metal roofs and walls we use roof coatings and wall coatings applied after thorough cleaning and preparation. Large elevations and profiled sheets are best handled by cladding spraying, which gives a consistent, uniform colour across the whole surface. Where sheet edges have started to rust, cut-edge corrosion treatment seals and protects the exposed steel before it spreads further.
- Surface cleaning, decontamination and preparation before any coating goes on
- Treatment of rust, corrosion and failed seals at the source
- Coating systems specified to suit metal, asbestos cement, render or brick
- Even, sprayed colour finishes for cladding and large wall areas
- Gutter lining and minor repairs carried out alongside the main works
Coat or Replace, and How We Limit Disruption
Coating a sound but weathered building is usually quicker and less disruptive than tearing it off and replacing it, and it avoids the waste, scaffolding and downtime a re-roof involves. That said, coating only works on a structure that is fundamentally sound, so where sheets are perforated, badly corroded or beyond saving we will tell you plainly and recommend repair or replacement instead. We would rather lose a job than coat over a problem.
For occupied sites we plan the work around your operations. Most exterior coating is carried out from outside the building, so production, storage and deliveries can usually continue, and we agree access, timings and any phased areas with you before we start. Costs and timescales vary widely with roof area, condition and the system specified, which is why we give a written quotation after the survey rather than a guessed figure over the phone. To see the type of work involved, view our previous projects, and when you are ready we can arrange a free site survey.
- Honest coat, repair or replace advice based on what the survey finds
- Work planned to keep your building operational where possible
- Access and timings agreed with you in advance
- Written quotation after the survey, no invented figures

Common questions
Industrial Building Coatings for Warehouses and Factories FAQs
How long will a new coating last?
The lifespan of an exterior coating depends on the type of paint system used, the building's location and the environmental conditions. On average, a professionally applied coating system can be expected to last between 10 and 20 years before requiring maintenance, though some can last longer.
Is coating cheaper than replacing the cladding?
Yes, respraying existing cladding is significantly more cost-effective than full replacement. Onsite spraying can deliver savings of up to 80% compared to the cost of new cladding panels and roofing, while also causing far less disruption to your business operations.
What sort of damage does a coating fix?
A new coating system addresses both aesthetic and physical issues like colour fade from UV exposure, chalking, and paint delamination. It also treats and prevents the return of cut edge corrosion and rust on metal substrates, which if left untreated can lead to leaks and failure of the cladding sheet.
Can you coat the roof while production continues below?
Usually, yes. Most industrial roof coating is carried out from above with the building in use. The survey identifies anything that genuinely needs internal access or controlled shutdowns, and the programme is built around shifts, deliveries and site inductions.
What about cut edge corrosion on our sheet roof?
Cut edge corrosion is treated as part of the preparation, not an optional extra. Edges and laps are cleaned back, treated and sealed before any coating goes on, because coating over live corrosion just hides the problem until it comes back through.
Do you handle large warehouse and distribution roofs?
Yes. Large, simple roofs are well suited to coating systems and tend to get the best rates per square metre. The constraints are usually access, edge protection and weather windows, all of which are assessed at survey before we commit to a programme.
