How much does a commercial roof coating cost in the UK?

There is no honest fixed rate. The cost is driven by the substrate, its condition, the preparation needed, access and the coating system specified, so two roofs of the same size can come out very differently. That is why we price from a free survey of the building rather than over the phone.

Is coating cheaper than replacing a commercial roof?

Usually, and often by a wide margin, where the roof is structurally sound: replacement also brings disruption and downtime that coating avoids. But coating a failing deck wastes money. The survey tells you which side of that line your roof is on, and we will tell you honestly.

Why will nobody give me a fixed price over the phone?

Because the cost drivers live on the roof: substrate condition, corrosion, failed details, access and the right specification. A serious contractor surveys before quoting. A firm price quoted without a survey either contains a large safety margin you are paying for, or corners that will be cut later.
