Why we will not quote a rate over the phone
The most common phone question we get is for a rate: a single number we can read out that turns into a price once you know your roof area. We decline, politely, every time, because that number would be the least honest thing we could tell you. Two roofs of identical size can sit at opposite ends of the price spread once the state of the sheets, the length of corroding edge, the depth of preparation, the access the building allows and the system the substrate demands are on the table. A rate quoted blind either carries padding to cover the unknowns, or quietly assumes a perfect roof and grows later. What you get from us instead is a surveyed, itemised figure for your building, so you can see where the money goes and challenge any line of it.
Substrates
Flat, metal and fibre cement roofs move the figure
Substrate is the quiet factor behind most of the spread in commercial roof coating cost. Profiled metal in sound condition takes preparation and coating in a predictable rhythm, but widespread cut edge corrosion multiplies the handwork. Flat roofs bring their own questions: the existing waterproofing must be sound enough to coat over, ponding needs addressing first, and the detailing around outlets and upstands is where the time goes. Fibre cement, including asbestos cement, needs controlled, regulation-led handling and an encapsulation system rather than a simple overcoat, which changes both the method and the money. The system follows the substrate in every case, which is one more reason a rate pulled from a website tells you nothing about your building.

How much does a commercial roof coating cost in the UK?
There is no honest fixed rate. The cost is driven by the substrate, its condition, the preparation needed, access and the coating system specified, so two roofs of the same size can come out very differently. That is why we price from a free survey of the building rather than over the phone.
Is coating cheaper than replacing a commercial roof?
Usually, and often by a wide margin, where the roof is structurally sound: replacement also brings disruption and downtime that coating avoids. But coating a failing deck wastes money. The survey tells you which side of that line your roof is on, and we will tell you honestly.
Why will nobody give me a fixed price over the phone?
Because the cost drivers live on the roof: substrate condition, corrosion, failed details, access and the right specification. A serious contractor surveys before quoting. A firm price quoted without a survey either contains a large safety margin you are paying for, or corners that will be cut later.
