The honest answer about price

Anyone who gives you a firm price for a commercial roof coating without standing on the roof is guessing. The realistic cost depends on the substrate, its condition, the preparation needed, access, and the system specified. What we can do honestly is show you the typical ranges published across the UK market in 2026, so you can sanity-check any quote you receive, including ours. These are indicative market figures, not our prices: the only number that matters for your building comes from a free site survey.

Market context

Typical UK installed costs per m² (2026, indicative)

Ranges drawn from published UK industry pricing. Actual quotes vary with condition, access and specification.

ApproachTypical installed rangeWhere it tends to fit
Acrylic coating systems£15–£25 / m²Sound roofs in drier exposures; budget-led refurbishment
Silicone coating systems£25–£45 / m²Weather-exposed and ponding roofs; long-life waterproofing
Polyurethane / hybrid systems£50–£80 / m²High foot traffic or demanding detail work
GRP / resin systems£40–£70 / m²Smaller flat roofs and complex details
Strip and re-roof (for comparison)£55–£95+ / m²Roofs past sensible refurbishment; the cost coating defers

Indicative market ranges only. Where a roof is sound but weathered, a coating is usually substantially cheaper and far less disruptive than replacement; where the deck is failing, replacement is the honest answer and we will say so.

What moves the price

The six things that change a roof coating quote

Condition & preparationCleaning, corrosion treatment, failed laps and repairs are usually the biggest variable. A roof that needs little preparation sits at the bottom of a range.
Access & safetyHeight, edge protection, internal access and powered access all add real cost. Easy access keeps the rate down.
The system specifiedA 10-year specification costs less than a 20-year one. Thicker builds, reinforcement and detailing push the rate up, and buy longer life.
Roof size & shapeBigger, simpler roofs get better rates per metre. Complex roofs with many penetrations and details cost more per metre.
Cut edge corrosionTreating corroded sheet edges and laps is often essential and priced per linear metre on top of the coating rate.
Asbestos cementEncapsulating suitable asbestos cement roofs needs controlled working practices, which adds cost but avoids removal entirely.

Our approach

How we price it

We survey first, photograph the condition, and quote only what the building needs, broken down so you can see what you are paying for. No pressure, no invented deadlines, and if coating is not the right answer for your roof we will tell you that too. Common questions

Roof coating costs

How much does a commercial roof coating cost in the UK?

Published UK market figures in 2026 typically run from around fifteen pounds per square metre for acrylic systems on sound roofs to forty-five pounds or more for silicone systems, with premium systems higher. The honest answer for your building depends on condition, access and specification, which is why we price from a free survey rather than over the phone.

Is coating cheaper than replacing a commercial roof?

Usually, and often substantially, where the roof is structurally sound: published replacement costs typically start above fifty-five pounds per square metre before disruption costs. But coating a failing deck wastes money. The survey tells you which side of that line your roof is on, and we will tell you honestly.

Why will nobody give me a fixed price over the phone?

Because the cost drivers live on the roof: substrate condition, corrosion, failed details, access and the right specification. A serious contractor surveys before quoting. A firm price quoted without a survey either contains a large safety margin you are paying for, or corners that will be cut later.
