The classic mistake is patch repair after patch repair. Bitumen paint, flashing tape and mastic applied over joints will often hold for a season, but metal gutters move with thermal expansion, so rigid patches crack along the same lines and the leak returns. Each failed patch also makes the gutter harder to prepare properly when a lasting repair is finally specified, because the old materials have to be stripped out first.

Other errors crop up again and again: treating the visible drip inside the building as the problem, when the water may be tracking along the gutter sole from a joint some distance away; ignoring blocked outlets and standing water, which keep joints permanently wet and accelerate corrosion; and jumping straight to full gutter replacement, with all the cost, scaffold and disruption that brings, when a lined gutter would deal with the same failure from above with far less interruption to the building below. A survey that traces the water back to its actual entry point avoids all three.

The single most important piece of aftercare is keeping the gutter free of leaves, moss and debris so water reaches the outlets instead of standing in the channel. Build the gutters into whatever planned maintenance your building already has. A sensible routine looks like this:

  • Clear leaves and debris from the channel and outlets at least annually
  • Check that downpipes are running freely during heavy rain
  • Inspect after storms for wind-blown debris or displaced flashings
  • Avoid foot traffic in the gutter and never drag tools along the lining

If other contractors work on the roof later, make sure they know the gutters are lined so they protect the channel while crossing it. Treated this way, a lined gutter is one of the lowest-maintenance elements on the building.
