A lining is only as good as the prep. The run gets cleaned back, the corrosion treated and the joints bridged, so the liner has a sound base along its whole length.

Where the survey shows the gutter is structurally past lining, we say so. Replacement is sometimes the right answer, and a liner over a failing gutter just wastes money.

Where leaking commercial gutters go wrong

The classic mistake is patch on patch. Bitumen paint, flashing tape and mastic over the joints will hold for a season, but metal gutters move with thermal expansion, so rigid patches crack along the same lines and the leak comes back. Each failed patch also makes the gutter harder to prepare properly when a lasting repair is finally specified, because the old materials have to be stripped out first.

Other errors come up again and again: treating the visible drip inside as the problem, when the water may be tracking along the gutter sole from a joint some way off; ignoring blocked outlets and standing water, which keep the joints permanently wet and accelerate corrosion; and jumping straight to full replacement, with all the cost, scaffold and disruption that brings, when a lined gutter would deal with the same failure from above with far less interruption below. A survey that traces the water back to where it actually gets in avoids all three.

A lining gives a continuous, joint-free channel, but it still has to be allowed to drain. The single most important bit of aftercare is keeping the gutter clear of leaves, moss and debris so water reaches the outlets instead of standing in the channel. Buildings near trees want clearing more often than open sites, and autumn is the time to watch.

Build the gutters into whatever planned maintenance the building already has. A sensible routine looks like this:

  • Clear leaves and debris from the channel and outlets at least once a year
  • Check the downpipes run freely during heavy rain
  • Inspect after storms for wind-blown debris or displaced flashings
  • Keep foot traffic out of the gutter and never drag tools along the lining

If other contractors work on the roof later, make sure they know the gutters are lined so they protect the channel crossing it. Treated this way, a lined gutter is one of the lowest-maintenance things on the building.

Gutter repairs and relining for facilities and estate teams

For a facilities manager or building owner, a leaking gutter is rarely one problem. It is a stained ceiling here, a slip hazard by the loading door there, and a tenant complaint every time it rains hard. Commercial gutter repairs usually reach us at that stage, and the survey settles which runs need localised repair, which want relining, and which gutter liners are genuinely at the end of their life.

Because the work is done from within the gutter or from above, relining slots into a planned maintenance window rather than forcing one, and a lined run can then be inspected and cleared on the same routine as the rest of the roof. One survey, one report, and the drainage stops being the item that reappears on every quarterly walk-round.

What is the best gutter lining system?

There is no single best system for every gutter. Liquid-applied products such as polyurethane and Sika Liquid Plastic suit awkward profiles and complex outlets, while sheet liners such as Plygene Gutterline suit long, straight box-gutter runs. The right choice depends on your profile, the corrosion and the access, which the survey settles before we recommend anything.

How much does gutter lining cost?

It depends on the length and profile of the gutter, the level of corrosion, the access, such as scaffolding or roof walkways, and the system chosen. Because every commercial roof differs, we do not quote blind. We survey for free, measure the runs and assess the substrate, then give you a written quote specific to your building.

How long does a gutter lining last?

A correctly specified and installed lining is a long-term fix, and many manufacturer systems carry long guarantee periods when applied to a sound, properly prepared gutter. The actual lifespan depends on the product, the condition of the existing gutter and the upkeep. We confirm the specific guarantee for your system in writing at survey.

Do you do a free survey?

Yes, and it comes first. We won't price a building we haven't looked at properly. A surveyor walks the roof or the wall, works out what it actually needs, and only then do you get a recommendation and a figure.

Do you work on live commercial sites?

Most of our work is on occupied buildings. Factories keep running, shops keep trading, cattle stay in the shed. We plan access, safety and sequencing around your operation so the job barely touches it.

Can a coating save us a full replacement?

Often, yes. Where the substrate is sound but weathered, coating buys it more life for a fraction of the disruption of stripping and replacing. Where it's too far gone, we'll say so. Coating over a failing roof just hides the bill until next winter.

Do you publish fixed prices?

No, and be wary of anyone who does without seeing the building. Access, condition, prep and repairs swing the cost too much for that. We quote once we know what we're actually dealing with.
