Coating work on commercial buildings

Commercial buildings are judged on how they look long before anyone reads the survey. A faded office, a chalky retail unit or a tired trade counter tells a tenant the building has been let go, even when the structure underneath is perfectly sound. Most of the commercial work below is exactly that situation: an envelope that needs bringing back rather than replacing, done while the business behind it keeps trading.

The buildings vary, but the pattern repeats. Steel portal units with profiled cladding, two storey offices in render and panel, supermarkets and showrooms with long parapet elevations. Each one comes with the same practical constraints, a car park that has to stay open, signage and glazing to protect, and staff or customers moving underneath the access all day.

What usually needs doing

The common faults are colour fade and chalking on old plastisol, cut edge corrosion creeping along the sheet laps, failed sealant around windows and copings, and box gutters that have started to weep. We survey the whole elevation first, separate the genuine repairs from the cosmetic, then spray the specified system in the tenant or landlord colour so the building reads as cared for again.

How a commercial job runs

Access is planned around the trading day, with the noisy and disruptive stages timed to suit the business. Openings, glazing and hardstanding are masked, the surface is washed back and repaired, and the coating goes on in weather windows that let it cure properly.
