The dearest mistake is leaving the roof until it leaks. Cut edge corrosion, failing laps and weathered finishes creep up slowly, and dealing with them early costs a fraction of what perforated sheets, soaked insulation and damaged stock cost later. A roof that still looks fine from the ground can be a good way gone at sheet level, which is why a proper survey beats a kerbside opinion every time.

The second is paying for a coating over a roof that has not been prepared. Coat over live corrosion, dirt or a chalking surface without treating the steel and priming it correctly, and you have hidden the problem for a season or two, no more. Comparing quotes on price alone usually means comparing a full specification against a quick overpaint, and they are not the same product. Other regular errors: letting untrained trades walk fragile rooflights, ignoring gutters and fixings while the sheets get coated, and choosing a system that is not compatible with the existing finish.

Good preparation keeps the project short and the operation running. Before we start we agree where access equipment will sit, where vehicles and materials can stand, and which shutters, fire exits and traffic routes must stay clear. If parts of the roof sit over production lines, racking or stock, we flag them at survey so any internal protection is arranged before cleaning begins.

There are usually a few simple things to handle on your side:

  • Let staff and tenants know the dates and which areas are affected
  • Keep agreed access routes and laydown areas clear during the work
  • Move or cover sensitive stock under known leak points or fragile rooflights
  • Tell us about roof-mounted plant, extraction or solar arrays in advance

How much does it cost to coat an industrial roof?

There is no flat rate. It depends on the roof area, the substrate, access and scaffolding, the state of the existing surface and the system specified. A small warehouse roof and a large multi-bay factory sit a long way apart. Our free survey gives you a written, itemised quote based on your actual roof, not a number over the phone.

How long do liquid roof coatings last?

Liquid systems are built for long service, and the design life is set by the manufacturer for that product and substrate, not by us. Good surface prep and the right system make the difference. At survey we confirm which system suits your roof and what design life and any product guarantee apply to it.

Is roof coating really cheaper than replacement?

On a roof with a sound deck and structure, yes, and it avoids shutting the building. It is not right on every roof. If the structure is failing or the substrate is too far gone, we will tell you replacement is the better spend rather than coat something that wants renewing.

Do you do a free survey?

Yes, and it comes first. We won't price a building we haven't looked at properly. A surveyor walks the roof or the wall, works out what it actually needs, and only then do you get a recommendation and a figure.

Do you work on live commercial sites?

Most of our work is on occupied buildings. Factories keep running, shops keep trading, cattle stay in the shed. We plan access, safety and sequencing around your operation so the job barely touches it.

Can a coating save us a full replacement?

Often, yes. Where the substrate is sound but weathered, coating buys it more life for a fraction of the disruption of stripping and replacing. Where it's too far gone, we'll say so. Coating over a failing roof just hides the bill until next winter.

Do you publish fixed prices?

No, and be wary of anyone who does without seeing the building. Access, condition, prep and repairs swing the cost too much for that. We quote once we know what we're actually dealing with.
